The Virginia thirty (30) day lease termination letter, because of § 55-248.37(A), may be used by a landlord (or tenant) to terminate a monthly rental agreement. Although no specific reason is needed to terminate a month-to-month tenancy, the termination cannot be in discrimination of the tenant’s race, gender, age, religious affiliation, etc. The notice gives the tenant 30 days to vacate the rental unit. If they do not move out within the 30 day period, the landlord can then file an eviction action against them in court.
How to Write
Step 1 – Put the date of the notice in the first input field. In the second field (“Address of Premises”) write the full address of the rental unit (street, unit, city, county, state, ZIP). Enter the name(s) of the tenant(s) in the “To” field.
Step 2 – Fill in the start date of the lease agreement.
Note: This form can be used by a tenant to terminate their month-to-month lease agreement. If you are a tenant, include a return address for your security deposit.
Step 3 – Complete the bottom section of the notice after it has been served. Select which service method was used (personal, left at residence, mailed, posted), enter the date/time of service, and then sign/print your name.
