Free Lease Termination Letter Template | For Month to Month Tenancy

The lease termination letter is a form that is sent by a landlord to a tenant when they have decided to end a tenancy at will in accordance with the respective State laws. The notice, usually sent within thirty (30) days of the next payment, may be sent by the tenant or landlord when the intention is to cancel a month to month lease.

The letter must be sent using one of the State approved methods which usually consists of sending:

  • Personally to the tenant or landlord with the other party signing to acknowledge they received it;
  • Left with someone of age at the residence (with signature);
  • Sending registered mail with return receipt;
  • Leaving on the premises in a conspicuous place so that the resident may view.

After the tenant or landlord has acknowledged the letter will the time period begin and the notice to vacate must be adhered to by the receiving party.

How to Write

Step 1 – Download the form in Adobe PDF (.pdf) or Microsoft Word (.docx).

 

Step 2 – In the header area, enter the notice date and the address of the premises.

Step 3 – In the body of the letter, fill-in who the letter is intended for and in the checkboxes below the first (1st) one should be checked if it is the landlord writing the letter, and the second (2nd) one if it is the tenant who is the author.

After making the checkmark, enter the date of the notice and how many days the other party is being notified before the tenant will be vacating the premises.

Step 4 – On the last line, the address of the premises should be entered and the Certificate of Service should be completed as to how the letter will be sent. On the last part, no matter who is sending the letter, the landlord’s signature shall be required.
