Oklahoma 5 Day Notice to Pay or Quit | NonPayment of Rent
The Oklahoma five (5) day notice to pay or quit, in accordance with § 41-131, is required to be served on a tenant who has failed to pay rent. The notice informs the tenant that they have five (5) days to pay the past due rent, or vacate the premises of the rental unit. If the tenant does not pay the rent (or move out) within the five day period, the landlord can terminate the lease agreement and then file an eviction action in court.
How to Write
Step 1 – Download the notice and print it out ( .PDF format – click here to open in a new tab/window).
Step 2 – Enter the address (street, unit number, city, county, state, ZIP) of the premises in the top input field(s).
Step 3 – Fill in the start date of the lease agreement and the monthly rent amount. Enter the number of months that the rent has been delinquent for, and the total past due amount (as well as the corresponding rental periods).
Step 4 – Enter the name of the property owner/landlord. Put your signature in the “By” field, and then date the form (dd/mm/yyyy). At the bottom of the notice put the city and county.
