The Mississippi thirty (30) day notice to quit month-to-month tenancy, subject to § 89-8-19, is a form that can be used by both the landlord or tenant to inform one another of their intention to terminate the monthly rental agreement. The notice provides either party with thirty (30) days notice of the upcoming lease termination.
Note: There does not need to be a specific reason for a month-to-month or “at-will” tenancy termination, however the agreement cannot be terminated by the landlord in discrimination or retaliation of the tenant.
How to Write
Step 1 – Put the current date and full address of the rental property in the corresponding input fields in the top line of the notice. In the “To:” field, put the name(s) of the tenant(s).
Step 2 – Fill in the start date of the lease agreement.
Note: If you are the tenant, provide a mailing address for the security deposit.
Step 3 – At the bottom of the notice is the “Proof of Service” section. Fill this out after serving the notice to the tenant. Select the service method that was used by checking the box off. Enter the date of service, and then sign/print/date your name in the input fields at the bottom of the section.
