Mississippi 3 Day Notice to Pay or Quit | Non-Payment of Rent
The Mississippi three (3) day notice to pay or quit, referencing law § 89-7-27, is to be served to a tenant that has failed to pay rent. The landlord must serve the notice and allow the tenant three (3) full days to pay the rent before an eviction action can be filed in district court. The notice informs the tenant of how much they owe, and how long they have to pay the rent or move out (three days). If the tenant does not pay within the three day period, the landlord can terminate the rental agreement and file an eviction action in court.
How to Write
Step 1 – Download the notice in .PDF format.
Step 2 – Enter the name of the tenant(s), the full address of the rental unit/tenant (street, city, county, state, ZIP), and the current date.
Step 3 – Fill in the total amount of rent that is due, the address of the rental unit, and the date that the three day notice period will end on.
Step 4 – Put your signature in the “Name” field. Enter the address of the rental community, and provide a contact phone number. After the tenant has been served the notice, fill in the “Certification of Delivery” section at the bottom of the form.
