The Iowa thirty (30) day notice to vacate, referred to in Statute 562A.34, is used to notify month-to-month tenants of the landlord’s intention to terminate the lease agreement. The notice is not the same as a notice to quit, it is only used to notify the tenant of the upcoming lease termination. The landlord can only officially terminate the lease agreement after having served the tenant with both the thirty (30) day termination notice and then the three (3) day notice to quit.
How to Write
Step 1 – At the top of the notice put the current date and the full street address of the rental property. Enter the name(s) of the tenant(s) in the “To:” section.
Step 2 – Enter the date of the lease/termination. If you are the tenant informing the landlord of your intention to terminate the lease agreement, provide a return address for the security deposit.
Step 3 – Fill out the “Proof of Service” section after the notice has been served. Enter the date of service, and then sign/print your name at the bottom.
Note: Make several copies of the notice. If you file an eviction action you will need several copies of it during the court process.
