Arkansas Thirty (30) Day Notice to Quit | Month-to-Month Tenancy

The Arkansas thirty (30) day notice to terminate, in accordance with § 18-17-704, is used for month-to-month rental agreements. The notice must be sent at least thirty (30) days prior to the date of termination. The State of Arkansas does not provide any pre-drafted notice of termination forms. How to Write

Step 1 – Download the form in Adobe PDF or Microsoft Word (.doc).

Step 2 – Fill out the following sections within the form:

  • Name of tenant(s)
  • Full address/location of rental property (including unit number if applicable)
  • Date of effective termination
  • Date of next predetermined rent due date
  • Date
  • Signature
  • Name of receiving tenant, address, time of delivery, signature of deliverer/server

Step 3 – Send the notice to the tenant by certified/registered mail, or personal delivery. The thirty (30) day period begins the date that the notice was sent/delivered (no official delivery receipt is required). If the tenant fails to move out within the 30 day notice period, the landlord can begin the filing an eviction action with the local district court.

Note: The landlord should keep several copies of the notice, make a note of the exact time/date that the notice was delivered to the tenant, as well as the method of delivery.
